From the town centre to Great Notley
Braintree's history as a weaving and textile town still shows in the older streets around the centre, where terraced houses and cottages tend to have narrow kitchens at the back. In those rooms, careful storage and lighting matter more than anything. A single run of units along one wall, with tall larder storage at one end, can free up the opposite wall for a small table. Getting the services in the right place helps too: water, waste and gas can be relocated to suit the design, so the sink does not have to stay where the last kitchen put it. Painted Shaker doors, hand-painted or factory-painted in any colour you choose, sit naturally in a period terrace, while Handleless suits kitchen-diners and minimal interiors.
Great Notley, the garden village developed on the south-west side of town from the 1990s, is a different story. Houses there are mostly detached or semi-detached, many with a kitchen-diner and a door to the garden, and plenty of owners now want the room to work harder. Closer to the A120, Braintree Village and the newer estates around it bring more modern, open-plan homes. And with the Flitch Way running out along the old railway line, plenty of families want a boot room or utility space by the back door for muddy boots and dogs.

Many homes in Great Notley and on the newer estates have the floor space for a kitchen with island seating, storage or a hob, and an island is one of the easiest things to get wrong. An island can hold seating, storage, a sink or a hob, but each of those needs planning underneath it. We plan the electrics, extraction and floor loads before a single cabinet is ordered. On our Brentwood handleless project, we routed water, waste and power under the new floor to the island, with a pop-up socket in the island, so no channels had to be cut into a finished floor.
